Your home and insurance inspection includes a full examination of the structure and surrounding area. We include general information from the property appraiser and any building department permit history. The inspection itself will include:
- Grounds and exterior
- Crawl space and attic (if applicable)
- Roof
- Garage and carports
- Electrical system
- Plumbing and fuel system
- Water heater
- HVAC
- Any fireplaces stove, chimneys and flues
- Kitchen, bathroom, doors and windows
Our inspections are done in accordance with the InterNATCHI (International Association of Certified Home Inspectors) and FABI (Florida Association of Building Inspectors) standards of practice and codes of ethics. We are not code compliance inspectors and have no authority to enforce our observations. We report to you on the visible conditions we observe on the day we inspect and provide a full report of our findings later.
We do not do repairs. We do not inspect or measure for groundwater contamination, legal or public records status, low-voltage wiring, energy efficiency of unit, pools or spas, radon, soil stability or other geological status.
In addition, we do not inspect for nonvisible or otherwise hidden conditions. These items must be disclosed by the seller of the property. Client should seek advice of legal counsel and/or real estate agent to identify items subject to disclosure in addition to items in the report from Informed Inspections, Inc.
